Bridging Loan

Offers you ready cash for greater financial flexibility

Bank of China (Hong Kong) ("BOCHK") specially offers you a "Bridging Loan" for greater funding flexibility when switching to a new property.

Offers a Short Term Bridging Loan Flexible Repayment Options

  • Offers customers a short term bridging loan to settle the down payment of the new property before closing on the sale of the current property.
  • Flexible repayment options to accommodate customers' funding needs.
Maximum loan amount (1) Up to 70% 1 of the sold price of the current property after deduction of the outstanding mortgage loan balance; or
(2) Up to 30% of the purchase price / appraised value (whichever is lower) of the new property after deduction of the down payment made.

Loan tenor2 Up to 6 months
Repayment methods Option 1:Full repayment of interest and principal upon the due date; or
Option 2:Monthly interest payment during the Bridging Loan period and repayment of the principal upon the due date.


Notes:

  1. The loan-to-value ratio and maximum loan amount is subject to the prevailing guidelines issued by the Hong Kong Monetary Authority.
  2. If a customer fail to redeem the existing mortgage loan during the repayment period of the bridging loan (i.e. within 6 months), the Bank shall have the right to adjust the loan-to-value ratio, loan amount, interest rate of the mortgage loan in respect of the new property and demand for make payment of the relevant loan in full (including but not limited to the mortgage loan in respect of the new property and bridging loan) or any part thereof. Customers should be aware of the risks involved.

  • The "Bridging Loan" is not available to a customer if either the existing mortgage loan or new mortgage loan is made under any of the following schemes: Mortgage Insurance Programme, Home Financing Scheme / Home Purchase Scheme, Hospital Authority Home Loan Interest Subsidy Scheme, Home Ownership Scheme, Tenants Purchase Scheme, Home Purchase Loan Scheme, Home Assistance Loan Scheme, Flat-for-Sale Scheme, Sandwich Class Housing Scheme, Sandwich Class Housing Loan Scheme, Home Starter Loan Scheme, any mortgage scheme with any further / second charge or such other schemes as designated by the Bank of China (Hong Kong) Limited (the "Bank") from time to time.
  • Both mortgage loans on the current and new properties must be maintained with the Bank.
